The reason it has been allowed to go on for so long is many of MPW tenants are private companies. So the health of those private companies arent public knowledge. So they can say (insert tenant) is really going bankrupt and get away with it since it order to be proven wrong the private company would have to release their earnings report. And even then the bears would say (insert company) is giving us fake numbers to look good.

I also own PLD and VICI in the REIT sector and they dont have to go through this. Likely since their top tenants are publicly traded companies.

Yeah. I remember in 2022 when AMZN said they would cut back on warehouse space and pretty much tanked PLD 30% in one month. PLD still hasnt fully recovered from those remarks. I think AMD/NVDA still has the AI stuff going for them that they wont have a PLD drop.

Prologis is a warehousing REIT whose biggest customers are Amazon and Home Depot. They don’t have any commercial real estate exposure as part of their business. PLD is solid becauS their tenants are customers who require space for storing goods close to their customers, not space for offices.

Yeah he was looking at shorting prologis and a couple other REITs with crazy low dividend yields partially for this reason. PLD is a well run company and has been the darling of the REIT space for a long time, but it does seem very expensive to me. And industrial may fare the best of the major CRE sectors in a downturn. Structural tailwind with e commerce.

DKNG makes up a small portion of my portfolio. I been buying CP, VICI, PLD, TMUS, and AXP more. But those stocks dont spark conversation like DKNG does on this sub unfortunately.

I been buying VICI and PLD for the safer REITs. The risk on REIT that is unpopular and not for everyone I been buying is MPW. I went heavy this morning in the $7.65 range. If MPW goes to zero I at least have VICI and PLD. If it doesnt I get a 15% yield plus capital appreciation.

Imo puts on $PLD for April or May are a very smart move given the fact that defaults on commercial real estate are exploding and the startup world now having lost its sugar daddy means there's suddenly even more incentive for the startups that maintain office space to cut costs by either not paying the inflated rents or not resigning leases, so earnings on Q1 are prob bad + guidance for Q2 is probably ABYSMAL

It’s awesome that you’re looking to start investing! Like most people are saying, you should start with your 401k because it’s more tax advantageous than other forms of investing, but I’ll focus on how to learn more about safe (ish), strategic investing.

I agree to start with the wiki, but there are a number of content creators out there who explain terms and strategies without the hype or misleading claims of, for example, crypto influencers. I recommend the Plain Bagel on YouTube, who is a Canadian financial professional with a lot of helpful explainers. He has a basics on investing series here.

Investing can be scary, and sometimes it might feel like a crypto crash, but markets have trended upwards for a long long time, and most people will agree that it’s more important to invest early than invest “at the right time.” Always happy to talk about this kind of thing!

I like a bit of a mixture.. SCHD can spin off a bit more income if you would like passive income. JEPI is a pure income play, VSTAX, VTI would be more principal growth than income..

I had a few goals when I started on my journey 4 years ago... Get out of being a landlord (successfully completed jan 2020) , and replace that income stream with something that is less hassle. My best year owning the homes was around 100K net, last year we did 76K with dividends. I hold JEPI (less than 3%) of my holdings beyond that I mostly hold individual shares in companies that pay between 2.5-4% and raise dividends at least on average 6% a year. I keep a few hundred K in SCHD as sort of an augmented savings account.

Since most of mine is taxable i try to hold companies that pay qualified dividends.

If i was going to set someone up for a fully hands off portfolio i'd probably do something along the lines of

30% VSTAX

20% SCHD

10% VYM

10% QQQ

5% JEPI

15% quality growing businesses with low debt and big moats. My largest holdings are order largest to smallest :

AVGO, HD, JPM, BX, TXN, SBUX, BLK, ABBV, UPS, MRK, LOW, AMGN, APD, LMT, MSFT, ITW, TD, ORI, PLD, PEP, CMI, CB, AMAT, TXRH, CME, COST, UNP, MCHP, WM, LIN

AVGO in the long term, though it's had a really good run recently and may be pretty well valued at this point. QCOM might be a good alternative in the semiconductor sector - your suggestion of TSM* (the ticker is not TSMC) isn't bad either though I have geopolitical concerns about it.

MSFT is one of the more obvious ones.

I really like NVO - it's an ADR and pays out twice annually, with it's Q4 dividend payment being substantially larger than its Q2 dividends but this is common with European stocks. NVO owns and produces two drugs, Ozempic and Wegovy, that are set to become among the best selling pharmaceuticals of all time over the coming decade as far as I'm concerned. Take that for what you will and definitely do your due diligence because NVO has a high p/e of 40.

SQM; BHP and RIO are growth as far as I'm concerned and offer great dividends.

Look at REITs - some are definitely growth. I own PLD and PSA, but there are much higher dividend paying ones that are still strong (STAG; O; MPW; AGNC; etc).

I don't own any REITs currently but - PLD, ARE, COLD. I would focus not on "what yields the most" and/or "what pays monthly" and more on "what has long-term fundamental strength/can't be disrupted." With ARE's lab/life science space for example, science unfortunately can't really work from home.

NXDT is a diversified REIT that was previously a CEF and that trades at a considerable discount to NAV.

All of them. A total stock market fund doesn't discriminate. They hold the entire U.S. market weighted by market cap (excluding some tiny, non-liquid microcaps). This includes REITs.

TSM does indeed hold BlackRock (BLK), although that isn't a REIT. It also holds actual REIT funds, for example Vornado Realty Trust (VNO), Boston Properties (BXO), Prolgis (PLD) and so on. In fact, there are 31 REITs in the S&P 500, so any those funds will hold REITs as well.

PLD - Industrial Warehouse REIT.
ROK - Automation, we’ll be building very advanced manufacturing hubs.
EMR - electrical components that basically go into every kind of physical infrastructure.
APD - Industrial piping components. They make systems that move gases and liquids around. Benefiting bialy from the build out of LNG facilities.
CSCO - communications infrastructure, we’re going to have to wire everything together.
TT - HVAC and building environmental controls.
CAT - They build the shit that builds shit.
SEDG - Solar electronic components. All that new rooftop real estate will see more and more solar installation to cut down on Operating costs. AMAT - We’ll see a build out of chip manufacturing.

Here are my go to recommendations HOWEVER, MOST ARE OVERVALUED AGAIN SO DO NOT BUY TOMORROW. (EVRG and FE are the only ones not overvalued)

Industrials: HON, CMI, SNA (all overvalued again but buy during the next dip) and WHR

Consumer staples: PG, REYN (overvalued again, same drill as above), K, GIS, ADM

Banks/financials: BAC, COF, JPM (COF doesn't seem as overvalued right now), RY, TD, BNS, BX, BLK

Insurance: ORI, AFL, UNH, CI

REITS: WPC, PLD, DLR, O

Retail: BBY, LOW, HD, TGT (would only touch HD and LOW again when they drop, HD just had a massive runup. Good in general but not this second)

Transport, UNP, UPS, R (R is especially overvalued right now, but buy it when it goes back into the 70s)

It may also be a good time to get into MDT but it's not going to rebound quickly

AMGN if it dips will be a good one to get back into

I'd rather own PLD if I was going to own a warehouse REIT. Yield is not the priority to me when owning REITs - I'd rather the best managed, biggest/strongest (most capable of a sustainable dividend through good times and bad, potentially), growth theme, etc.

Or I'd look at BX - while certainly not all real estate, they own a giant, diversified portfolio and can be opportunistic. I don't currently own either but IMO yield is not the priority for me when looking at a REIT (or something in any sector.)

I’ve never quite understood how REITs correlate w owning real estate. For example, Prologis (PLD) is down 31% Ytd and it’s 5 year chart looks very correlated w the S&P 500.

So overall REIT performance charts never seem to align w the characteristics I’d expect from traditional real estate: low volatility, minimal drawdowns, good performance during high inflation periods. Anyone have a good explanation for these differences?

Also id recommend investing in any industrial REIT. They are buying on 3 year WALT’s and are backed by tenants with investment grade credit I.e Amazon. PLD is my favorite

The government will never buy all the land. As long as capitalism exists, worst case scenario, it’ll be large investors and the government. The stock market is fucked anyways if we ended capitalism.

REITs would definitely be fucked since they’re centered around real estate investment returns. The government wouldn’t need a REIT to fund their purchases and if they did, the government wouldn’t own that property, the trust would.

If you look at the actual holdings of most real estate ETFs, they hold a lot of REITs. Look at Vanguard Real Estate ETF. AMT = REIT, PLD = REIT, CCI = REIT, etc.

I like REITs but mostly only big ones with solid balance sheets and low borrowing costs. If you focus on quality and buying when they aren't overvalued you can get solid returns. Take a look at the charts for PLD or O over the last decade+ to see what I mean. They are two of the largest REITs out there and have great management with low borrowing costs, if you can buy either at a good price chances are they will keep doing what they've done and be worth a lot more 10 years from now.

Since July 1

  • In my 401k, I've added five times each to MKL, TYL, MCD, WM, three times each to UNP, UPS, twice each to HSY, AMT, and once each to TXN, SBUX, V, MPW, JPM, and PLD.
  • In my taxable brokerage, I've added twice to ATZAF and once each to SNOW, OM, DT, and LMND.
  • In my IRA brokerage, I've added once each to IIPR, PATH, INSP, MEDP, FIGS, SQ, and OLO.
  • Also in my IRA brokerage, I've opened new positions in NET, IOT, STEM, INMD, PERI, and PCOR (and added two more times to PCOR since).

I bought at $15 thinking it was a deal too. It is the opposite of euphoria people just piling on and attacking the stock because they wont reveal the financials of private companies.

Which no REIT ever does but MPW is small so they get away with it. They'd never do this to O, PLD, SPG, etc.

I've mentioned GLOB and NVEE recently which some people have said they never heard of before and were prompted to do some DD. I added STEM to my Do Some DD watchlist because other people here mentioned it and I had never heard of it.

Would love to hear other more of that. Not to come off as a dick but be the change you want to see. Looking at your comment history, I see you discussing AAPL, JPM, GOOG/L, TGT, PLD, DKNG, MSFT. There isn't a single ticker you've mentioned that isn't a massively well-known company.

Hi All,

UK investor here, long story short.

My longterm stocks originally were:

ABNB/GOOG/TSLA/NVDA/SCHD/AAPL

​

Markets changed, and although I dca into these still, I also have a number of stocks in oil, metals, gas, financials, etc.

​

Most are doing well (like 80% are green).

​

However, I thought of allocating some of my portfolio into reits. No more than 10%.

I recently bought IUKP iShares UK Property (only 1.27% allocation). However, my broker doesn't have an ETF for the EU market and I've read that Germany and Switzerland can be profitable.

​

So I did some research and wondered if these would be better to buy, and ditch the ETF.

LI.PA (France), PLD (US), PSA (US), O (US), SBA (US) , LAND (UK) , LXI (not available on my broker but is in the IUKP ETF...) , SAFE (UK) , AMT (US), PSP (Swiss).

​

Unless I'm mistaken, these are all currently outperforming the market also.

Doesn't matter. None of them will be long-term investments for you and you won't be putting more money into them, so they will over time become less and less of your net worth.

Yes, I know it is a lot, but I believe each of these is a great long term stock and having a diversified portfolio has protected my portfolio very well during the recent downturn. I am also very active in managing these.

Read their disclosures and see what each footnote references.

Read their earnings calls and see how they handle the Q&A section.

PLD models pretty well against AMZN since that is a big customer. Overall retailers ordered too much inventory coming out of 2021 so PLD customers may have full warehouses for a bit. PLD was at 97% rented out. Some big box retailers are saying they will not even take return items (just issue you a refund) as they have no room to store more items.

Medium term though, if retailers are full on stuff, maybe they do not place big restock orders and try to whittle down their warehouse space. Online sales had their massive boom and will probably revert a bit more. Loan rates to build more space might be expensive now.

Every stock has competition from bond yields now though.

  1. Stop watching "education" videos that are from the same place that is making money off of you. If a company earns money by flipping your trades to a High Frequency Trading Firm, they are naturally going to want you to make as many trades as you can. Every trade you do not make is one less trade they can flip to the HFT Firm. So obviously they are going to "educate" you into thinking that doing trade after trade after trade after trade is a good idea.

  2. Stop thinking in terms of "strategy". Investing is not how you make money. Investing is how you save money. People can and do have good investment portfolios that work well that they look at only once a year for just 15 minutes. That's about the opposite of "strategy". Think "long term planning" instead.

True. PLD is down massively recently because of broader concerns but they're Amazon's largest landlord and Amazon said last quarter that they are pulling back after massive expansion of warehouse space turned into overexpansion. But that's something I've nibbled on lately down almost 40% since late April.

  1. If PLD is buying DRE for $26B, isn't there a decent upside for DRE that's currently at $20B market cap ($53.68 a share)?
