For what its worth I went through this stuff several years ago. And here is what I ended up with. Only buy companies that you are confident, will exist long term.

This is harder than you think because if you are really grounded, you will realize that some sectors really dont qualify, including most of tech and commodities. This is because the nature of tech is preciously rapid change and commodities can be disrupted and many have low barriers of entry with no competitive advantages.

So I started looking for other things like staples, healthcare, real estate and specific cyclical like restaurants. I also started doing some history research. Surprisingly, what I found was that staples generally outperform tech over very long periods of time. The reason for this was they are much more likely to survive. Though some tech companies of each era did thrive, it was exception, not the rule. In some ways you can think of it as the story of the tortoise and the hare. The tortoise wins in the long run.

So what I did was stock up on stuff that I had confidence in, who owned hard assets that were hard to displace.

  • For staples I went with things like KO, PEP, GIS, CAG, COST.
    • You can make a good argument for Amazon given where they are expanding and what they are using their tech for. Long term, their retail, manufacturing and logistic businesses will likely outperform their tech business (again, its hard to stay on top in tech).
    • You can also make a good argument for big defense stocks like LMT or Raytheon. To me, they are very similar to staples since no country can survive without their defense industry.
    • Last you can argue for payment processors like V though I will say this one makes me nervous because every major retailer hates them and wants a way around them.
  • For healthcare I went with JNJ and PFE.
  • For restaurants I opted for some growth. I went with SBUX, KRUS, and BROS.
  • For real estate I went almost entirely with Sr. Living and Healthcare. I went with VTR, NHI and OHI.

I would also strongly suggest you just stick to something like a broad index. VOO or BKLC. Those will be around in 30 years. Its probably safer than stock picking like I did but I had other motives. I wanted my kids to learn and there is little to no learning when you go index funds.

Alternatively, you could make them yourself. Cricket farms and mealworm farms are both pretty dang easy to set up. I would recommend mealworms for a beginner as they are marvelous composters. You'll get rid of kitchen scraps, get great dirt, and have an abundance of mealworms for yourself or any poultry you raise. Quails, chickens, and pheasant all go nuts for mealworms.

I just got a second job and am confused about how I should complete the W4 form and my tax withholding. This step is the part that is confusing me.

I am 28 y/o, Single, no kids, renting my home, no other source of income that isn't from a job, and don't qualify for any tax credits. My main job is Full-Time and my W4 currently looks like this. My new second job is Part-Time delivering pizzas two days a week which includes hourly pay, payment per mile driven, and tips. Should my W4 look exactly the same as the W4 for my main job. (The highest amount of taxes is being taken out of from both?)

Would appreciate some insight on this.

Depends on the tactic, but say for awareness stage of the funnel you want to focus on softer KPI’s based around attention. So metrics such as video views, time in view, social engagements.

Consideration would be CTR, VTR, clicks and then finally lower funnel would be sales, leads etc.

Our brand invests heavily in TikTok ads (~$1M/yr budget or $100k/mo). Although relatively top level, I can attest that a lot of what you shared here is pretty spot on for a starting point and can be really useful for someone brand new to TikTok.

A few more pieces of advice if I may add: Run your ads with the objective of VTR as opposed to CPA. TikTok’s algorithm allows it to have the potential to be a huge awareness driver. Getting a bunch of eyeballs on your ad and your product plays into the increased likelihood of virality. You don’t need to pay to get people to click a link. Create an awesome piece of content that people find entertaining and valuable, and they’ll go find your product themselves.

You mentioned working with creators, but I just want to make the clear distinction that if you plan to use UGC as an ad on your channel or Spark Ad on the creator’s channel, you must pay them a separate fee to cover advertising rights on their asset. This seems basic but may be new info for those starting out.

The best advice I can give directly from the TikTok partners we work closely with on a weekly basis: MAKE TIKTOKS, NOT ADS. The assets you put paid behind on TikTok should look completely different than any other kind of advertising you’re doing. The ads that will perform the best will be 100% native to the platform.

I would recommend starting by selling off the paintball guns. You don't need them, you don't really have the money to play, and the money would be much better spend towards getting your debt in control. Complete these in full through step 3 before you consider no longer following them. They'll at least put you on solid ground so you're not repeatedly having financial issues.

I would grind that new job for as much as you can. If it's hourly or you can get overtime, then pickup everything possible. Otherwise, get a second job just to help make ends meet. You really want to try and get through the three first baby steps as quickly as possible just so you can breathe and no longer feel like you're sinking in debt. Yes, your credit will be shot for a while, but will improve with time if you remain responsible and don't take on more than you can afford to pay back. I would also recommend learning more on personal finance just so you can help avoid this in the future. I used Dave Ramsey's podcast (which is why I recommend his Baby Steps), as it is free, enjoyable to listen to IMO, and I find that many people (myself included) follow Ramsey-ish systems (i.e. utilizing the core principles/logic without taking it to the same extremes) with good success.

I prefer things that have predictable long legs because my time frame is generational. I plop it into a corp and it will be passed on to kids and their kids. I do take chances every now and then, but a grand majority of my portfolio is steady. I dont avoid tech on principal, its more like I just dont have enough confidence in my forecasts when it comes to tech. I do have some though.

Right now my real estate stuff is crushing everything. Im not sure how much its worth at this moment but rent is up nicely too so there is my cash flow. I also get to mess around with the loans. Thats more than half my assets right now. Now sure what % any more.

I own a bunch of KRUS right now. It was supposed to be a temporary thing but I just cant let them go. Really love their model and will likely have 20-50% yoy growth for a long time and no reason why they cant be around as long as the USA exists.

I like video games. I see them as "almost consumer staple" and they are tech. But unlike most tech, their product is basically consumable a lot like other media content businesses. But this one is much harder to make especially at the high end of things (AAA games). My pick here is CD Projekt Red. But there are risks... They are a hop skip and jump away from that psychopath in Russia and major growing pains right now. They doubled in size the last 2 years and are moving to a 2x AAA game process (1 previously). They are also moving towards more efficient development (in house engines to Unreal for uniformity). Unbelievable upside here if you can just stomach the long cycles.

The rest of my portfolio is your basic stuff but all these are rather small. Maybe 1-2% each. GIS, KO, PEP, KDP, LMT, PFE, JNJ, T, WBD, V, VTR, OHI, NHI, MSFT, ZM, AMZN, QCOM, SBUX, F, COST, ENPH. Most of those are very long hold (almost 10 years). Some are new since the pandemic, F, ZM, AMZN, ENPH, PYPL. Obviously the tech pickups have been all over the place even though I didnt get in till they were 40-50% off. But they kept going down. Small positions so almost dont matter. Not a lot of confidence in them.

Finally I keep a lot of cash. Historically between 25% to 50% cash though I do deploy it for swing trades every now and then. My last big one was Tesla 2019 dip. Sold before pandemic. Was at 50% when the pandemic hit so as you can imagine, I did ok. Deployed it again and now about 20% cash due to how much KRUS grew (good problem). But im thinking to start deploying again in small amounts. Lots of good deals right now. AMD is a consideration but it will be a small position at best.

Yea I get it and I will help out with a list but obviously do your own DD. Note that I am by no means some sort of stock picking god or anything like that. My Average since 2008 is about 30% yoy so I am good at this game but I am small fries and I make plenty of errors.

What I am really good at is mitigating risk and I am good at NOT listening to my "gut." Believe me I wanted to jump on the high growth train too... many times over the years and even last year. But every time I analyzed it I just couldnt make sense of some of the companies and I dont trust revenue on its own.

Consumer Staples (I am including soda and coffee in here)

The above is about 25% of my portfolio (give or take). It changes very little over the years though at some points in time I did also have a lot of fixed income. Obviously there are a lot more companies to pick from.

Now one caveat. I do time my purchases... sort of. Basically I look for price correcting events within the safe companies and I buy when they are down. And there is always a few which are down at any point in time. For instance, right now CAG, DIS, SBUX, and V are in a dip. So those would be my current targets if I didnt already hold them. There are many others. Just dont rush to buy. Wait for opportunities. I really dont think this is "timing the market" but rather more like opportunity buying or simple value investing.

This is how everyone should start. Build this nest egg 1st so that you can learn how to trade stocks, gain some confidence, and down the line have a buffer for risk taking. Now if I take a risk and it blows up in my face, I can laugh it off because I know that my family is still good financially. How long it takes to reach that will be different for each person.

As you suspect, this part of my portfolio will never make me rich on its own. It is however, low management (very little DD required) and thus frees my time for other things. They also generate cash giving me passive income lowering risk even more (dividends are great risk mitigation).

The rest of my portfolio is 25% big caps with decent growth, and the remaining 50% is either cash or big risky positions with each taking 10% to 25%. And even then, my definition of "risky" is not the same as others. For example, I have almost no respect for revenue growth in tech or financials. Im ok with revenue for hard assets companies where something physical actually trades hand but not software, internet, marketing or money moving revenue. Those are too easy to manufacture and cant be trusted.

It is then applied as “and” which you yourself can’t do this by yourself, you’d need her there. If it had the word “or” in there one of two of you could change it without the other person.

what you can do is fill out a VTR-271 and give her the title and that document. Then she can go to the DMV and change it herself without you there.

I'd find another in the space if this is an area you're interested in. Their property holdings are pretty minimal. Maybe check out VTR?

As a consumer, these places for Alzheimers care are usually $8K-$10K+ per month without insurance. Not all take Medicare or open space for them. Many require multiple years out of pocket before even going onto a waiting list. The industry is becoming a conglomerate and dominated by just a few companies with hundreds of holding companies underneath. Whenever there are complaints or issues, they'll fold one of the holdings and switch names/brands as a re-opening type situation. There are not a ton of options out there for those that need it, but I despise this industry.

Thank you for this! I was under the assumption there were income limits for a Roth IRA and not for a traditional IRA, is this correct? I do make too much to contribute to a Roth IRA if that is the case.

To answer your questions, yes my company offers a retirement plan and I contribute to the VTR 2055 fund through there, however, I wanted to diversify a little. Since I do not have much knowledge of investments, I thought a safe bet would be to invest in an index fund. I am just confused about the best way to do so.

Denouncing ownership is very hard in Texas. In Texas when you sell, you have to get buyer's name and address, then put that on a "vtr" form and send it to DMV.

Texas used to send a letter acknowledging that. Now, they will just send a response email saying vtr was filed.

That may get whomever off your case. Parking tickets etc. But getting the car disconnected from you, if buyer never files ownership, is very hard.

I loaded up on this one and VTR in March 2020. The aging generations have accumulated more wealth than ever before and they'll spend it all on the last decade of life. These senior living facilities have multi-year long wait lists just to pay 5 figures/month to have somewhere to live. It's a sad state of aging in the US.

For REIT ETFs I own VNQ & VNQI, those are solid, popular, inexpensive ETFs. You could browse the holdings of VNQ to see if any interest you, it's well diversified but last I checked the largest holdings were REITs that own things like cell towers, data centers, storage units, commercial properties. I also own SRET but would not recommend that, only 30 holdings, many of which hold various types of mortgages, I bought it for the yield but it hasn't performed well (a high-yield is often due to low stock price, indicating that investors don't expect strong price appreciation, & in general they're right (but not always)).

For individual REITs I hold some in a few sectors that I will list for fun, but I won't claim they'll perform better than other sectors, which is why VNQ or VNQI is a safe bet.

Timberlands: These are cool because they own thousands or millions of acres. When you own these stocks you can calculate how many acres you own using market cap, total acres, & the shares you own as a portion of float. You can do the same with other REITs, but it's cooler IMO to know you own 50 acres of timberland spread across 14 states & 3 countries, rather than like 2,000 square feet of office space. You can also calculate price per acre, but cheaper doesn't mean better, since lands have different productivity, types of trees, & debt is an element of market cap. I own WY (the largest timber REIT), PCH, RYN, & CTT.

Farmland: LAND has done well for me & pays a monthly dividend. I like them because they own primarily land for specialty crops (berries, tree nuts, etc.) rather than row crops (corn, soybeans). They own the land & rent to farmers. There's also FPI but I don't know much about that company.

Casinos: These REITs often own the hotel, casino, restuarants, etc. then lease to the actual casino operators on long-term contracts. MGP, VICI, GLPI, there are a few others. MGP is cool because they own about half the vegas strip, as well as other MGM properties across the country, & in a few years hopefully one of the first integrated resorts in Japan.

Healthcare REITs: These include senior housing, skilled nursing facilities, medical office buildings, research labs, etc. Largest is WELL (top 10 holding of VNQ at ~2% of the ETF), also VTR, PEAK, SBRA, OHI, & many more.

HASI is neat for a renewable energy/sustainability play. They lease land to renewable energy projects, do efficiency retrofits for businesses & government buildings, among some other things. HASI has performed well the last couple years.

IRM is the leader in document storage. They do business with a shocking majority of the largest US companies. They store documents & art in climate controlled buildings, shred documents then recycle the paper, & they're entering the data center space. It had a really high yield for a while since investors saw its business model as rather antiquated in the digital age, but the price has recovered somewhat. They maintained their dividend & people must be more optimistic about their transition into data centers. Also paper pulp prices rebounded, but that's a small part of their revenue.

Cash. Cash. Cash. Find ways to accumulate it at lowish risk. If you have to go all stock then consumer staples, cheap food cyclical and grocery retail are the answer. Blue chip healthcare also tends to crash "less" in a crash.

SRET is just an ETF and it hold some bad assets. Its not going to recover quickly. A lot of the non-agency mREITs are trash and will likely never recover fully. Their equity is gone and historically they generally shrink. Some of the commercial holdings are equally garbage.

Been in the industry a long time. Id say to let Simon and Tanger go. You made your money on recovery but they have been struggling a long time due to operating in the shrinking retail sector of RE.

Further Simon does a lot of shady mickey mouse stuff like buying out failing retailers, piling more debt into them, then letting them go bankrupt while they collect rent. There will be a reckoning in time and as you can see from their charts, they have been eating poop for about 6 years now.

My money is currently in healthcare REITs. I see nothing but upside once we are out of the COVID fallout. NHI recently took a hit due to some non paying assisted living/senior homes. They had to reduce div. This is likely temporary as the number of seniors who need help or want a social environment, continues to grow. I also like VTR and WELL but the ship has sailed on those.

The looming crisis is the healthcare crisis. Even now, hospitals are at capacity treating people who didn't come in due to covid fears and the elective procedures that were pushed back. Covid rates where I am (east coast metropolitan) have plummeted. I am very, very bullish on med tech devices, insurers/managed care and hospitals as well as healthcare REITs, also home health. CVS, HUM, UNH, SEM, WELL, VTR, LHCG, MDT, BSX, JNJ. The writing is on the wall, I am seeing this in real time. Just wait until their earnings for the next 12mo. A lot of these companies blew out earnings even compared to 2019.

Too many people chasing pipe dreams & the trend right now is high growth. Underrated = everything not high growth.

Healthcare For Seniors: Senior healthcare REITs are coming off a terrible year due to covid. They will recover and then some. Good dividend, for a consistent shot of liquidity, and you get to keep up with inflation due to hard assets. VTR, WELL, NHI are my picks.

Slow and Steady Blue Chips: These are awesome long term and are generally recession resistant so great when your speculative stuff is getting hammered. JNJ, PFE, KO, PEP, DPK, LMT, GIS, etc.

Thanks for the DD! I started really digging into healthcare REITs because of this post, so thanks for making me rich in the future! There's a lot of old people getting older out there (source: https://www.census.gov/newsroom/press-releases/2020/65-older-population-grows.html). When you compare the number of people in the Baby Boomer generation versus the generation before it (the silent generation), there's 3.4x the number of people (71.6M vs 20.9M), so I think looking for 3.4x the number of facilities in the US in the next couple of decades is a reasonable expectation. This sector should explode.

I have 2 questions, on this, though. And I'm new to doing my own DD so I already know I'm an idiot if the below questions have obvious answers:

I think you're right that the price/FFO is considerably lower than some of the other healthcare REITs out there (like VTR, WELL, PEAK) which all have price/FFO nearly 10x what CTRE has. Is the case for CTRE compared to VTR/WELL/PEAK just because it's a smaller company with more room to grow faster?

Also, you say the debt/asset ratio is safe, but is having the lowest debt/asset ratios in something like a REIT a good thing? Wouldn't you want their debt to asset ratio higher because that means more of your money as a share holder is actually going into physical property? Obviously there's some cutoff that's too risky, but all the competition seems to be in the 50% range for debt/assets.

So many answers... pretty much every possible answer has been presented except how to teach you to recognize value which is basically what you are looking for. Look into value investing. Learn more about valuation both of stocks and of markets.

Do yourself a favor and look up the PE of the S&P500 so you can understand the current risks (see https://www.multpl.com/s-p-500-pe-ratio). As you might suspect, its in historic bubble territory however some people think its not a real bubble for various reasons. You need to decide for yourself. I think there is a definite tech bubble and I assume you sort of feel the same.

I personally dont see a lot of value either. If I had to recommend some safety I would say maybe beat up stuff with good prospects in the future or some safe growth such as:
OTGLY (beat up due to bad game release recently)
AMZN (have their hands in a lot and more growth coming)

Or solid dividend plays. I really like the healthcare REITs:
VTR (healthcare REIT)
NHI (healthcare REIT)

Or perhaps some old school non-cyclical stuff that hasnt moved much in a few years such as:
GIS (historically good div growth, has been sideways a while)
KMB (same as GIS)

But im piling up cash more than buying and just cycling through short term treasuries.

Not a fund guy so wont comment on them. I prefer picking the best of each index and holding the actual equity instead.

Beware of residential exposure in the US. Not sure about Canada but we are still under a eviction ban. Which means, there is a backlog of evictions coming and we dont really know if they can be replaced easily. Its hard to say. I would wait to see what happens. Also not a fan of commercial.

I do like healthcare REITs. Senior living and other facilities arent going away. But I dont keep up on funds that hold these. I just buy the stocks. Been holding VTR but also like WELL, OHI, NHI, MPW and a few others.

VTR - deal in the acquisition and ownership of senior housing and healthcare facilities.

They took a ding at the peak of covid and I’ve been riding them all the way back... their dividend is nice too.

Did you fill out and submit a Texas Motor Vehicle Transfer Notification (Form VTR-346) when you sold the vehicle? That's the official means by which you're supposed to inform the DMV that you've sold the car. If you did fill out the form and the debt is real, then you can use that form to contest the debt.

Edit: if you didn't submit the form, you can try providing a copy of the bill of sale to NTTA.

Though you're all in index funds (except for VTR), your setup is unnecessarily complex. You should really consider your portfolio in its entirety as opposed to individual portfolios in individual accounts.

By complex, for example, VOO and SPY are the same thing. FSKAX overlaps VOO/SPY by 80+%. VTR as an individual stock is random.

All you really need is 3 funds. Replace VOO/SPY/VTR with FSKAX.

Healthcare REITs are here to stay, especially ones that include a portfolio of skilled nursing facilities, long term care facilities. The population is getting older and long term care is going to be in huge demand for 40+ years. I am long VTR/ventas and WELL/well tower as well as a LTACH, long term acute care hospital, SEM. Nowhere for the elderly to go, they'll spend all of their wealth in the later years if their lives. It's sad but it's true. If there are some home health companies, I'd look at those too, I just don't know if any.

1 - Granite REIT: Solid AFFO metrics and growth runway, good acquisition track record (and pipeline potential due to their relationship with Magna Int), monthly dividends, most tenants have IG credit ratings and stellar rent collection.

2 - CareTrust REIT: Cheaper to enter than larger players like VTR/WELL, more room to grow , and they can acquire small assets at 7-9pc cash yields in a niche fragmented market segment, while still moving the needle on their dividend. Triple net leases.

3 - Equinix: oversold probably due to the tech correlation, but I literally can't imagine a world where they don't play a pivotal role for all enterprises in the next 10 years with their intercon/colocation business.
