(NYSE: BRX) is a real estate investment trust that owns, operates, and redevelops a high-quality national portfolio of open-air, grocery-anchored community and neighborhood shopping centers comprising approximately 354 retail centers and 63 million square feet of prime retail space in established trade areas across the United States, including major markets such as Florida, Texas, California, New York, Pennsylvania, Illinois, New Jersey, Georgia, North Carolina, Michigan, and Ohio; the company provides leasing, property management, construction, and redevelopment services to a diverse tenant base of over 5,000 national, regional, and local retailers encompassing grocers, value-oriented retailers, service providers, restaurants, discount stores, theaters, entertainment venues, and fitness centers, with key partners including The TJX Companies, The Kroger Co., Publix Super Markets, and Ross Stores. Headquartered in New York City and formed in 2011 through Blackstone's acquisition of Centro Properties Group's U.S. assets, Brixmor generates revenue primarily through rental income, expense reimbursements, ancillary fees, and percentage rents from its necessity-based, resilient portfolio anchored by market-leading grocers. In recent developments, the company acquired LaCenterra at Cinco Ranch, a 409,264 square foot grocery-anchored lifestyle center in Houston, Texas, for $223 million in 2025, along with earlier 2024 acquisitions of The Plaza at Buckland Hills in Connecticut and North Ridge Shopping Center in North Carolina; it stabilized eight value-enhancing reinvestment projects totaling $46.4 million at an 11% incremental NOI yield during the third quarter of 2025 while adding five new projects to its $375 million in-process pipeline, executed 1.5 million square feet of new and renewal leases with 17.8% rent spreads, completed $81.2 million in dispositions, issued $400 million of 4.850% senior notes due 2033, increased its quarterly dividend by 7.0% to $0.3075 per share, and appointed Brian T. Finnegan as interim CEO following James M. Taylor's medical leave.
