The company targets non-urban and community markets across the United States to provide essential healthcare infrastructure with less competition and higher initial cash yields of 7% to 9%. Headquartered in Franklin, Tennessee, Community Healthcare Trust Incorporated commenced operations in 2015. In recent developments, the company completed a capital recycling transaction on December 3, 2025, selling a $29.7 million inpatient rehabilitation facility and reinvesting the proceeds via a 1031 tax-deferred exchange into a new $28.5 million, 100% leased inpatient rehabilitation facility at a 140 basis points premium to the disposition cap rate, reducing largest tenant concentration without increasing leverage. During the third quarter of 2025, it acquired an inpatient rehabilitation facility in Florida upon construction completion and sold a Pennsylvania building, while advancing six properties under definitive purchase agreements totaling approximately $146 million, with one expected to close in the fourth quarter of 2025. These activities support its ongoing strategy of portfolio optimization, external growth through acquisitions in non-urban areas, and internal rent escalations.
