Founded in 1958 and headquartered at 3344 Peachtree Road NE, Suite 1800 in Atlanta, Georgia, Cousins Properties operates through its operating partnership, Cousins Properties LP, targeting corporations, professional service firms and technology companies with premium, amenity-rich properties featuring modern finishes, LEED certifications and proximity to transit. As of late 2024, the portfolio encompasses approximately 20.6 million square feet of office space across 42 wholly owned or joint venture properties, generating revenue primarily from rental income, property management services and development activities. Recent strategic expansions include the July 2025 acquisition of The Link at Uptown, a 292,000-square-foot Class A lifestyle office property in Dallas for $218 million at 93.6% occupancy, marking over $1 billion in such acquisitions in the past nine months; in July 2024, the company acquired two mezzanine loans totaling up to $37 million secured by lifestyle office assets in Nashville and Charlotte; ongoing redevelopments feature projects like 550 South and 201 North Tryon in Charlotte's Uptown, alongside third-quarter 2025 lease renewals such as a 127,000-square-foot deal with McGuireWoods at 201 North Tryon.
