(NYSE: HPP) is a real estate investment trust (REIT) that owns, operates, acquires, develops and repositions sustainable office properties and state-of-the-art studio facilities primarily in high-barrier tech and media epicenters on the West Coast of the United States including Northern and Southern California, the Pacific Northwest and Vancouver, Canada; its core portfolio comprises approximately 18 million square feet of Class A office space and media and entertainment properties such as sound stages including Sunset Bronson, Sunset Gower and Sunset Las Palmas Studios which collectively feature 35 stages or 1.2 million square feet of production and support space leased to major tenants like Netflix; the company targets dynamic tech firms, Fortune 500 companies, media and entertainment producers and AI-related businesses with vertically integrated services encompassing property management, leasing, development of amenity-rich collaborative spaces and industry-leading sustainability initiatives. Founded in 1997 and headquartered at 11601 Wilshire Boulevard in Los Angeles, California, Hudson Pacific maintains strategic joint ventures including a longstanding partnership with Blackstone under which Blackstone funds hold a 49% interest in its Hollywood media portfolio completed in 2024; recent developments encompass the June 2025 balance sheet recapitalization supported by a $300 million cornerstone investment from Cohen & Steers representing 43% of a $690 million offering to reduce debt and extend maturities, the acquisition in third quarter 2025 of its partner's 45% interest in the Hill7 office property in Seattle for $45.5 million in assumed debt plus $1.4 million cash, entitlements for redeveloping the 10900-10950 Washington property into a mixed-use project with 508 residential units and 14,000 square feet of retail, and leasing of 1.7 million square feet in its strongest year since the pre-pandemic period driven by AI demand in San Francisco.
