Founded in 2003 and headquartered in Birmingham, Alabama, the company facilitates hospital operators' growth through sale-leaseback transactions, mortgage loans, recapitalizations, investments in operating companies, new developments, and facility expansions, generating revenues mainly from rental income supplemented by lease financing and occasional asset sales. Recent developments include a June 2025 refinancing of €702.5 million in non-recourse debt at a 5.1% fixed rate for its 50/50 joint venture with Praemia REIM on a portfolio of German rehabilitation hospitals operated by MEDIAN, reflecting strong institutional demand for its assets and enhanced capital flexibility; a September 2025 portfolio update detailing sales of two Phoenix, Arizona facilities for $50 million pursuant to tenant options and re-tenancy of 18 hospitals in 2024 following the global settlement with Steward Health Care System; and a March 2025 $2.7 billion senior secured notes offering, alongside ongoing debt repayments, shareholder returns, and strategic investments amid operational transitions with tenants like Prospect Medical.
